Rates and Policies

Storm Season:  October 1  -  May 14

Two night minimum

Sunday - Thursday :    $225.00 per night

Friday - Saturday:        $275.00  per night

Note, above rates include up to six guests.  Additional guest fee is $10.00 per guest per night.

Summer season:  May 15  -  September 30

Three night minimum

Sunday - Thursday:   $300.00 per night

Friday - Saturday:       $350.00 per night

Well behaved dogs are welcome, and must register with their family.

Payment policy:

50% of total is due immediately to hold your reservation.  Thirty days prior to check-in the remaining balance is due as well as the refundable $500.00 security deposit.

Cancellation policy:

If you cancel your reservation at least 60 days prior to check-in we will refund 100% of your payment.  If you cancel more then 30 days but less then 60 days prior to check-in we will refund 50% of your payment.  If you cancel less then 30 days prior to check-in there will be no refund.

Please review our house rules, and understand that booking our home means you understand, and agree to abide by them.  We expect our guests to value our home as though it were their own, and to accept responsibility for damage they may cause.

*  Smoking or vaping of any substance is not permitted in the house or anywhere on the property -this includes the backyard and fire pit area.  Any evidence or reports of this activity will result in the loss of your security deposit.

*  If you break anything please let us know immediately.

*  Fireworks are not permitted anywhere on the property.

*  If you move furniture, please return it to its original location.

*  All dishes must be left clean -or in the process in the dishwasher.

All pets must be pre-registered prior to stay.  We prefer pets stay off the furniture, but sheets are provided in the event that is not possible.  Towels are also provided for dogs and all sandy feet.  Dogs must be supervised at all times.  Dogs must be under control when outside the house as there are no fenced areas, and of course, always clean up after your dog.

*  If you host a gathering, and don't deal with extra garbage or mess yourself you may incur additional cleaning fees.

*  If your stay includes a Monday night we ask that you put the garbage and recycle bins in the gutter in front of the house for Tuesday morning pick up.  The yellow recycle bin is for glass only, and the blue bin is for commingled recycling -newspaper, copy paper, magazines, corrugated cardboard, plastic bottles (no tubs or clamshells) aluminum and tin cans.  After the receptacles have been emptied please return them to the west side of the house behind the gate.

*  Please help us preserve the floors by removing sand before you enter the house.  You will find a hose in the backyard and a spigot on the west side at street level, as well as "dog/sandy feet" towels by the dog station in the front room.

*  In the laundry room you will find a basket full of rags (on top of the white cabinet) which you can use to clean up any messes -please don't use the bath or kitchen towels.

*  If you are traveling with children please be extra vigilant in supervising them.  This house is a local and national treasure, and in some ways is very fragile.  Be sure to keep your children away from windows, and by all means do not let them climb out the windows.  The backyard is not fenced, and as you can see, the Coquille River is literally part of the yard.

*  Only use appliances for there intended use, and never set hot pots on our beautiful 100 plus year old fir floors.

*  Daily maid service is not provided.  We do provide linens for personal use in the house, but we suggest you bring your own beach towels, as none of ours should leave the home.

*  Do not remove anything from the house.

*  Although the River House is on city water and sewage our plumbing is rather sensitive.  We provide septic safe toilet paper, and ask that you only use that during your stay.  Please do not flush too much toilet paper nor any other products or the results will likely be unpleasant as well as involve a charge to you.

*  Do not cause any unsafe or unsanitary conditions.

Please use bathroom fans to avoid chirping of smoke detectors.  Notify the homeowner of the need for replacement of or repairs to a smoke detector.

*  Comply with all instruction from homeowner regarding taking possession of the property, access to keys, return of keys, surrender of the property, and any other instruction provided by homeowner.
